Having Problems with Tenants.
Try to build a better relatonship with problem tenants by appealing to their egos. I had problems with messy yards and tenants who always managed to pay their rent after EOm. So I decided to award the good tenants and allowed the bad ones to find out via a news letter for tenants. At the end of each qt routine inspections (my roll is small so it was easy) I would award the tenant with the tidy yard and rent paid on time, they recieved a certificate made on Publisher easy to do and can be specific, and a $10 voucher from the local store, it was not so much the prize that got the baddies motivated but the pride button got pushed. At xmas I started a xmas light competion this one cost me more I did the certificate but purchased a perpetual trophy and small trophy recipient gets to keep and a gift voucher from Bunnings. We now have the locals joining in the fun. In the past I did show bags for OFI's these worked a treat, we would get vouchers from local businesses and council brochures and a colourin and crayons or pencils for the kids a balloon and lollies too. We also put Business cards in the bag from Plumbers, Elecricians, Yard Handymen, Garden Shops etc, not only did the Prospects enjoy the contents, but the business owners you contact for them think you are wonderful, and who are they going to recommend when thinking real estate - you of course. Build better relationships within the community by involving them in your business.
