Hi,

I am trying to target/prospect for more investment properties to manage. How would I go about finding out where they live/or how to contact them. I have used ABS stats to identify suburbs in the area where the suburb is mainly owner occupied. There are also statistics on which suburbs are fully owned (not mortgaged), or non-mortgaged+mortgaged = owners. Does anyone here do it like this?

Hi Gary, you will probably find not alot of people will give out their secrets on how to pull in new managements, however I put it down to getting your name out there – whether it be your office or your personal name. You need to be the first thing that goes across people’s minds when they think of renting their property. So you need to think about how you need to get your name out there – around the suburb, to the properties already rented etc.

Also remember that when one person is thinking of finding a Property Manager, they ask their friends, whether they have a property or not. So advertise to everyone, get the name out there.

Those tips were great, but with a small rent roll at the moment, I am are looking at effective cold prospecting methods as well.

You may have already looked at this Gary, but this doc might also help. It goes through some of the ways to build a prospect database  – the critical first step. But more important is how you use it, that is, what you say, and what medium you use to say it eg. email, letterbox drop, invitations to landlord nights etc.
