I know there’s been another discussion on here about finding out where investors live…I am having the same problem and thought I would start a new discussion to see if anyone has any tips.

What I’m aiming for is to send a newsletter, relevant article, or something else along those lines, to absentee owners. There are rental properties in our area currently being advertised by other agents that I would like to make contact with – somehow?! Am I doing something unethical by doing this? I just feel it is a wonderful opportunity (possibly) to at least get my foot in the door with some owners that way.

Hi Maxine,

If your agency has been opened for a while you probably have a full database of people that have enquired in the last few years. If you ask all your sales consultants and property managers for their previous years diary’s ( 1 would go the last 5) you may find that half of the out of area investors have enquired through your agency at some time.  Once you find there name and number, if you do a search of their other details i cannot see an issue. Then when you make contact you can say in either your letter or phone call. In 2007 you spoke with _____ from our agency we just wanted to make contact with you to see if we may be able to assist you again.

I have also found in an office i have worked at an abundance of withdrawn listing files and such that haven’t been added to a database. These owners may have come to the consulion that instead of selling they would rent, or if they haven’t they just may with a little encouragement.

So have a look and if you have had contact in the past then it is fair game.
