Hi Everyone, We are currently looking into putting together a tenant present, so after handing them the keys, and info pack, they have a nice surprise at the property to welcome them again. We’ve looked into doing a basic gift bag, which has a roll of toilet paper, paper towels, small container of dishwashing liquid and laundry detergent, a few garbage bags, a calendar with their next rent due date circled, some spray and wipe, air freshners, washing up cloths, small bottles of water, and a few lollies or killer pythons, all for under $5.00 per bag and a nice card hand written from me. Our aim is to not just hand the keys and phone numbers, and leave them alone, we want our tenant relationships to be exceptional! I would like to know what everyone else is doing? are you even doing anything? or What would you LIKE to do for your tenants? |

Also think of adding a branded item eg keyring/pen/calendar. |

Nice idea Amy. How about a flyer or similar jotting down your local area council collection days, rubbish days etc, any local events that you know of coming up in your area. Maybe there is something on your local council website with whats happening about town. We especially love you wanting to encourage your tenant relationships, they could just be your next landlord/client! |

I try to pick up on what the tenants aren’t saying – like I am unfamiliar with the area (& they have a couple of preschool aged kids), they may be interested in knowing what childcare centres are around, if they work in town where the closest bus stops are (& timetable information), best local coffee shop/butchers/doctors etc. |

I have always liked the idea of rewarding good tenants who always keep their rent up to date and keep the property beautifully, but I am unsure how to go about it. Giving them a gift when they first sign up is a good idea as well though. Any more ideas people? |

Rewarding ‘new’ clients Jess is one thing but it is fostering the long-term relationship which is important – ie the gift later on down the track rather than at the front-end. |

I agree, first impressions are always good at setting up a good foundation for any working relationship. But what do you give a tenant who hase been maintaining the property and being a good tenant who has been living at the property for a long time? It would be nice to reward them for making life just that tiny bit eassier for us by not adding to the chaos that is Property Management =p |

AMY, love the gift bag idea. do you make them yourselves or do you get a company to do the work for you? We currently provide pizza gift vouchers to our new tenants, as cooking is the last thing you want to do after just moving! |
